Do I need a building consent to replace my roof in Auckland?

It depends on scope. Some like-for-like replacements are exempt under Schedule 1 of the Building Act 2004. Consent may be required where roofing material or system type changes, structural elements are altered, or insulation is added. We assess consent requirements at consultation and assist with technical documentation where required.

What is the NZ Building Code E2/AS1?

E2/AS1 is the Acceptable Solution for Clause E2 (External Moisture) of the NZ Building Code. It governs how roofs, cladding, windows, and junctions must be designed and installed to prevent water ingress and protect the building envelope. All Envelope work is completed in compliance with E2/AS1 as a minimum standard.

What is a Licensed Building Practitioner (LBP)?

An LBP is licensed under the Building Act 2004 to carry out or supervise restricted building work (RBW). Roof cladding on residential buildings is classified as RBW — it must be performed by or under direct supervision of an LBP. Our lead tradesperson holds an LBP licence with areas of practice in Metal Tile Roof and Profiled Metal Roof and/or Wall Cladding. Verifiable at lbp.govt.nz.

How long does a metal roof last in New Zealand?

A well-installed metal roof in Auckland can last 40–70 years depending on material grade and coating, coastal proximity, pitch and drainage design, and maintenance history. Regular inspection and preventative maintenance are the single biggest factors in maximising lifespan.

What does a roof inspection include?

Our inspections include an on-site condition assessment, minimum 20 high-resolution photographs, a written report with findings and prioritised recommendations, indicative remaining service life estimate, compliance observations, and digital delivery (PDF + photos) within 3 working days.

What is planned preventative maintenance (PPM)?

PPM is a proactive care programme where we schedule regular inspections, cleaning, treatments, and minor repairs on a fixed annual cycle. It extends roof life, reduces emergency repair costs, and provides predictable monthly budgeting on a 12-month rolling term.

How much does re-roofing cost in Auckland?

Are your prices GST-inclusive?

All pricing provided by Envelope is exclusive of GST (15%) unless explicitly stated otherwise. This includes all indicative price ranges on this website. GST is added at the invoicing stage.

Can you provide H&S documentation for our contractor management system?

Yes. For commercial projects we provide an SSSP, SWMS, and evidence of $10M general liability insurance — suitable for most systems including Hammertech and Simpro. We operate under an H&S management system aligned with HSWA 2015.

Will I receive documentation after the job is complete?

Yes. On all new installations and re-roofing work we issue: a Record of Work (RoW) to the homeowner as required under Building Act 2004 s.88; a Producer Statement PS3 confirming NZ Building Code compliance (E2/AS1, B2); written warranty documentation; and post-installation photo documentation. Where a building consent is in place, the RoW and PS3 are included in the CCC documentation package.
